This branch is responsible for redevelopment of City-owned land, strategic land acquisition, strategic land disposition, development advisory, and process negotiation.

- Non union Redevelopment of City-owned landProject lead for the redevelopment of significant city-owned assets that meet the triple bottom line goals of social, economic, and environment.Undertake extensive public processes with stakeholders and development community to ensure projects are deliverable and are meeting the needs of the community.Provide technical expertise throughout the redevelopment process, which could include financial analysis, redevelopment options analysis, marketing, comprehensive development zone writing, and assessing technical consultant reports.Evaluate and undertake opportunities for public private partnerships.

Strategic land acquisition and dispositionLead for significant land acquisitions.Identify opportunities to dispose excess land and undertake improvements that would craft a higher disposition value.Identify opportunities to assemble land abutting current City-owned land that would craft a higher combined value.Negotiate with developers for significant land trades, acquisitions, and dispositions.Development advisoryProvide development advisory services to the Community Sustainability division to better understand the economics and viability of their policies and decisions.Resource to the Community Sustainability division in meetings with developers to discuss the merits of development viability claims.

Process negotiationsLead for complicated and contentious negotiations involving City-owned assets.Undertake negotiations in a phased approach that requires guiding principles for negotiation, detailed documentation, and transparent decision analysis.Goal is to increase trust with stakeholders and resolve outstanding civic issues.

Credentials
- Union Knowledge
- Non Union Bachelor’s degree required in Real Estate, Finance, Accounting, Engineering, Business Admin.

or Economics.

Post graduate education highly desired, could include membership in professional association related to bachelor’s degree, MBA or MPA or PMP.

Real estate development or advisory experience.

Project management experience.

Legal and financial knowledge base.

Working knowledge of applicable legislation (LGA, Community Charter, R.E.

Act, etc.).

Skills & Abilities
- Non Union Project management abilities (time, budget, people management).

Financial analysis and modeling skills.

Ability to value, at a high level, property and businesses.

Strategy advisory abilities.

Process development skills.

Negotiation skills and ability to calculate impacts (financial or otherwise) on the spot.

Ability to develop unique project process/plans where no standard or “template” exists.
