There current asset portfolio includes a diverse set of asset classes that include office, retail, residential, and hotel in Vancouver, Victoria and the North Shore, growing to upwards of over 1 million square feet within the next few years.

The Position:

Chard Development is seeking a talented Senior Director of Real Estate Management to oversee their asset management and leasing operations.

The ideal candidate will be responsible for developing a comprehensive asset plan, tracking asset performance, and assessing asset metrics.

They will also be responsible for overseeing the leasing strategy and corresponding marketing efforts for each asset, negotiating contracts, and collaborating with various team members on underwriting and due diligence efforts.

Their responsibilities include:

Asset Management Responsible for overall performance and direction of asset management and leasing at Chard Responsible to shape a department and elevate our asset management business to the next level Track and assess asset performance vs defined metrics established by our partners Lead the creation of an asset plan for each asset, set up company process’ to ensure consistency across all assets, and timely internal reporting Assist in securing new clients for asset management and Chard Property Management Assist in researching new markets that Chard is exploring Strategically review the financial performance of the asset portfolio to provide recommendations on capital expenditures, repositioning, or disposition Capital budgeting and long-term planning Ongoing analysis of asset performance, cash flow and budgeting for the purposes of disposition, capital improvement or retention Oversee the quarterly and annual appraisal process as required by partners Drive cashflow and create value for each asset through hands-on and rigorous management of new and existing assets Regularly communicate (weekly and monthly) on asset status and performance and provide summary analyses with the appropriate internal and external team members Manage and oversee institutional partner reporting as required Maintain knowledge and awareness of relevant industry trends and how that may impact assets Ensure Assets meets Chard’s standards of customer care, cleanliness and maintenance/repair Track tenant complaints and responses, including on why tenants move out Based on knowledge and experience, assist the Development team with the design of new development projects regarding commercial aspects of the project, specifically, the operations of the commercial premises, back of house, loading area, garbage area Assist in acquisitions for Chard as required and requested Understand and advise on ESG metrics and targets Negotiate and monitor contracts including leases, management agreements, vendor contracts, utility contracts, etc.

to protect ownership rights and ensure contract compliance Leasing Responsible for the creation of the leasing vision and strategy to ensure optimal leasing goals are achieved Oversee leasing strategy and corresponding marketing efforts for each asset Oversee lease contracts, and review all lease documentation Report key business term and performance metrics to management for approval of lease Maintain an on ongoing understanding of the real estate market by researching recent transactions, market rents, occupancy levels, development pipeline and future trends Understand and advise on financial deal metrics (NER, GROC) Responsible for recommendations to senior management regarding lease transactions Collaborate with various team members on underwriting and due diligence efforts for new real estate investment opportunities Coordinate tenant improvements and landlord work with construction department The Requirements:

Bachelor's or Master's degree in Business Administration, Real Estate, Finance, or related field Minimum of 10 years of experience in asset management, leasing, or real estate investment Experience managing multiple assets in a variety of asset classes Strong analytical skills with the ability to track and assess asset performance against defined metrics Experience with capital budgeting, long-term planning, and ongoing analysis of asset performance, cash flow, and budgeting for the purposes of disposition, capital improvement, or retention Proven ability to drive cashflow and create value for each asset through hands-on and rigorous management of new and existing assets Excellent communication skills, both written and verbal, with the ability to effectively communicate with internal and external stakeholders Strong negotiation and contract management skills with experience negotiating leases, management agreements, vendor contracts, utility contracts, etc.

Ability to maintain knowledge and foster relationships with tenants and institutional partners Ability to oversee the quarterly and annual appraisal process as required by partners Understanding of ESG metrics and targets and their impact on assets Why should you apply?
