This individual, as a senior member of the Development group, will work closely with the Investment and Asset Management teams and be responsible for managing multiple development projects from inception to completion.

This national portfolio currently consists of over 10 active projects in various stages of development (including planning, design, zoning and construction) and a significant future pipeline.

What You Will Do Work closely with the existing Development, Investment and Asset Management teams of approximately 40 people to identify potential development and re-development projects, assessing both the opportunities and key risks, establishing preliminary budgets, development proformas and assisting with the initial internal project approval process.

Select, engage, and manage third-party development and construction managers throughout the entire development process, including negotiation of Development Management Agreements and construction contracts.

Work with the internal and external project teams, recommend the appointment of design, engineering and construction consultants and coordinate and supervise the timely performance of all such services.

In collaboration with the project team, direct the entire development process including due diligence, design and site lay out, planning, entitlements, approvals, budgeting, scheduling, implementation, and construction to completion, ensuring that the project is delivered as per the project vision.

Identify and execute innovative and creative design solutions and delivery methods that add value and increase competitive positioning for long term assets.

Work with Asset Management on leasing activities including assisting with negotiating new tenant leases and base building work and advising on lead times and costs.

Review and comment on all relevant development agreements including Official Plans, Secondary Plans, Zoning By-laws Municipal Infrastructure Agreements, Cost Sharing Agreements, and Third-Party Agreements, to ensure provisions are satisfactory and/or complied with.

What You Bring Approximately 10+ years of development management/project execution experience in the real estate development industry.

Have experience managing projects of various scope and size (from small to large).

Direct experience in industrial and multi-residential development is preferred.

Candidates with experience in strictly retail or office development will also be considered.

Good understanding of development, investment, and financing proforma metrics.

Possess excellent project management and communication skills and the ability to effectively communicate with all levels to move projects forward and meet all deadlines.

Deep knowledge of the municipal entitlement and approval process.

Have experience interacting with municipalities, approval agencies and authorities to advance and ultimately secure all approvals required for project development.

Education University degree (Finance, Business, Engineering, Urban Planning, Architecture, or related field).
