 The team serves as conduit to facilitate information flow between the Business Units, Property Management, Property Accounting, Corporate Accounting and Legal functions and our partners. This is an exciting opportunity to enter the team as it grows and develops the portfolio/property-level reporting capability to support all future mixed-use initiatives.

  Responsibilities:

Work closely with the Vice President, Mixed-Use, Financial Asset Management in the reviewing and reporting on a rapidly growing portfolio of mixed-use projects and expanding number of stakeholders and partners; Using the financial analysis and reporting to not only support the business, but identify opportunities and challenges in the business so as to introduce overall improvement; Actively involved in achieving the team’s objectives:

i) new business initiatives planning and reporting, and ii) partner relations; Review and comment on project pro forma and associated materials prior to presentation to the Investment Committee or Executive Team, including checking model integrity, reviewing data inputs and return calculations; Act as a conduit to facilitate information flow between the Business Units, Property Management, Property Accounting, Corporate Accounting and Legal functions and our partners; Support the success of strategic initiatives by creating reports that summarize/analyze various aspects of the mixed-use portfolio for the Executive Team and public disclosures; Work closely with IT and Business Units to maintain and improve a database of key information and metrics from mixed-use project pro formas; Manage project pro forma submissions from the Business Units (including milestone updates), check individual models for integrity, and upload pro formas to the system; Play active role in unlocking real estate value on shopping centre sites owned/leased by our partners; Coordinate the evaluation of corporate new initiative targets and the achievement of such; Coordinate the annual budgeting process with Business Units and our partners, including summarizing/consolidating relevant budget information to Corporate Accounting; In conjunction with Property Accounting, review operating budgets from partners, analyze variance to approved project pro forma, and obtain budget approval; In conjunction with Property Accounting, review monthly operating results from partners and analyze variance to approved budget; Review and facilitate approval of partner’s request for operating cash calls and distributions; Ensure partners are managing and operating joint venture projects in accordance with executed joint venture agreements and credit agreement; Coordinate with partners to ensure appropriate deliverables are provided on time for our audit, financial and tax reporting requirements; Address and resolve joint venture operations and reporting matters.

  Academic/Professional Requirements:

Four-year Bachelor’s Degree in business, finance, real estate, accounting or engineering; Any related professional designations such as CFA, CPA, MBA would be considered an asset.

Required Skills/Experience:

Minimum of two years professional work experience in a related field; Preferably knowledge of finance and accounting as applied to real estate valuation/development and project financing; Detail-oriented and responsible individual with a proven track record of accountability and follow-through to ensure all loose ends are resolved; Advanced financial and analytical skills as applied to sophisticated valuation/development models and sensitivity analysis; Strong oral and written communication skills with the ability to effectively communicate across all levels within, as well as outside, the organization; Excellent organization and time management skills in dealing with changing priorities in a fast-paced environment; Excellent business judgment and numerical skills; Strong work ethic and sense of urgency in meeting deadlines; Initiative and good judgment with ability to multi-task; Excellent computer skills, including advanced Excel, and familiarity with Word and PowerPoint.
